Rental Ready Checklist and
Cost Estimates
Although making a property “rental ready” is often
handle by the property owner, some owners prefer to have Centurion organize
and supervise “rental ready” work. Since this type of work in not included
in our contract for management services, we have developed an alternative.
Upon the owner’s authorization, Centurion will collect estimates on the
selected issues. Centurion will charge a flat fee of $200 to collect
estimates for up to 5 categories and provide these estimates to the owner.
If the owner chooses to have Centurion order and inspect the work, the
charge would be 10% of the total paid for the completed work plus $75 for
each inspection. The owner would place funds on deposit in the property’s
trust account for ½ of the estimated cost of the work with the balance due
at completion. In addition, the owner will deposit the estimate admin fee
upon completion of this request form. Inspections are billed as they occur
and are due and payable prior to the property being placed on the market for
rent.
These are the typical categories of work that is
performed to put properties in market rental condition. Estimates can
sometimes change due to the discovery of a hidden problem, but you would be
immediately advised of the hidden problem and then bed given a revised
estimate to approve. All of the average estimates below are factored off
square footage from 1150 SF to 2300 SF.

Description of Work

paint includes all walls, baseboards, doors, door frames. Kitchen
and bathrooms will be painted in semi-gloss, rest of surfaces flat
paint (unless otherwise specified). Average cost from $850 to
$2,500 |

Touch up paint-areas that do not require full paint, due to scuffs,
marks, rubs. The paint is matched as closely as possible, no
guarantee on a perfect match. Average $400 to $1200 |

repairs-gouges, holes, nail holes, etc. Average cost from $200 to
$500 (patch, texture and paint) |

Minor repairs-change AC filters, smoke detector batteries, light
bulbs, dryer exhaust vents (number of vents, smoke detectors, light
fixtures, caulking) $25 to $250 |

Window coverings, typically blinds and verticals for individual and

Carpet cleaning, steam clean and deodorize whole house (does not

Appliances-we work with a company that sells only appliances, they
specialize in rental products and higher end products from
