can find you just the right place! But first, let us bring to light some
information about the rental market and conditions here locally.
AVAILABILITY:
Most homes that are available for rent today may not still be
available 2 to 3 weeks from today. Rental properties usually rent
within 30 days of coming onto the market…which is good news for the
property owners….but sometimes disappointing to people moving into our
area in the following month! The best time for you to come and tour the
homes that are available is no more than 30 days prior to your
planned move. The alternative to that timing would be for you to
plan on "taking" the rental home (in other words paying a
month's rent) earlier than you wanted to in order to "reserve"
the property for yourself. Otherwise most property owners are not
likely to "HOLD" the property off the market for more that 2-3
days.
SEEING HOMES FOR RENT:
You may choose to let you "fingers do the walking" by using
our Website: CENTURIONMgmt.com to view a sample of the homes
available on the local rental market. This will give you an idea of the
style and sizes, as well as pricing for various areas of town. When you
come to our office, we will provide you with a current list of the
properties available that day, that meet your criteria. We will also
give you a basic map of the areas so that you can do a preliminary
drive by assessment of the houses and the areas. Once you have made
your semi-final selections (usually 2 or 3 homes), we will then schedule
you with our leasing agents to go into the homes in person. Please
Note: sometimes the homes you may be interested in may still have
occupants. Normally we would need to make an appointment with the
occupants prior to gaining access to the home. We try to coordinate that
appointment with all other homes to be viewed, and organize the
"showings" together, either in the morning between 9 and noon,
or in the afternoon between 12 and 3 or 3 and 6pm.
MAKING YOUR SELECTION:
When you see a home that meets your needs, please say so right away!
Many times we have had customers hesitate when making a selection and
found that the home had been rented that same day by someone else. Do
not rush to make a decision….but keep in mind that we only want you to
get your first choice whenever possible.
Some of the homes will be handled through our office, but we do not
limit our research to just properties that we handle. We will also
include other company's properties in your list when they meet your
criteria. If you choose one of our properties, all the paperwork, move
in procedures and day to day management would be handled through our
office. If you select a property handled by another company, we will set
up an appointment for you to meet with their rental agents to proceed
with the application process.
APPLICATIONS:
Most property management companies have an application process that
must be completed prior to your taking possession of the property. You
can expect to fill out an application, pay varying administration fees
for the application research, credit reports and leasing work. In our
company the NON-REFUNDABLE application fee is $125. You will need
to bring those funds with you in the form of a MONEY ORDER when
you have made your property selection. Once the application is completed
by all the proposed tenants of the property, it will normally take about 2
days to get the owners approval or disapproval of the application. When
approved, we will begin the execution of your lease and collection of
move in funds. If your application is not approved, you will be refunded
$50 of the application fee. Most companies will need to include a
credit report with the rental application. If you have concerns or
questions about this process, please discuss it with your leasing agent.
No one has perfect credit and in certain circumstances, property owners
have been known to make allowances for credit issues with the collection
of additional deposits prior to move in.
EXECUTING THE LEASE
When you come in to execute your lease, you will need to bring the
money required to be paid before you move into the home. These amounts
will include damage deposits, pet deposits, rents and prorated rents as
previously discussed. PLEASE NOTE: you will need to bring in these
funds in the form of a certified check or a money order. NO CASH and NO PERSONAL
CHECKS are accepted. After you have reviewed the lease with the property
manager you will then receive the keys to the property, a copy of your
lease, and a check in inspection report for you fill out at move in.
Although these procedures are not standardized in the industry, you may
find that similar requirements exist with other companies.
PLEASE READ YOUR LEASE
It is important to read through your lease and to return the check-in
inspection report. We want your stay in our properties to be a positive
experience and we strive to work well with all situations presented to
us, but we are required by our owners to abide by the lease agreement
and we cannot make changes or exceptions to this agreement without owner
approval.
